lines are surveyed to be sure that the property for sale includes the entire

We
know how a missed detail can delay a closing. At Dunn Title we are meticulous in
ordering ancillary inspections requiring certificates of approval such as costal
set-back/elevation certificates as well as pest, EPA and environmental concerns.
Title
insurance protects you, the buyer and the lender's investment against any
errors made. Title insurance is paid as a onetime premium based entirely on the
sale price of the property. While lenders are only concerned with protecting the
value of the loan it is a good practice for the buyer to insure their equity.

Once
a contract reaches our office it is assigned to one of our pre-closing
specialists who investigate all information breach in information.
Our
processors maintain vigilant control of all contracts, forms, and documents of
inquiry made on behalf of the buyer. Documents never go out of house for
clerical purposes. And client confidentiality is our persistent goal.
Obtaining
Consulting Approvals
When it
becomes necessary to obtain required and ancillary consults and inspections we
pay attention to details.
Required
and Ancillary Inspections
These
approvals may include pest certificates, well and septic, costal surveys, and
EPA waste disposal concerns. Dunn assures that all appropriate consults are
scheduled. We understand how overlooking a small detail can interrupt an
otherwise smooth closing.
Closing
Services
Direct
Document Preparation
All
document preparation is handled in -house by the Dunn staff. Nothing is
"staffed out" to outside contractors. All appropriate deeds of
conveyance, prorations, and affidavits are forwarded to the closing officer.
Settlement statements are prepared without "missing items."
Realtor
Consultations
We
are always available to sit down with realtors and assist them in answering
their client's questions. Reviewing and addressing contractual concerns early
in the process makes the closing go smoothly from start to completion.
Punctual
Closings
Everyone's
time is valuable. All parties get the respect they are entitled to when the
closing is "on time." Dunn Title will "be at the table", on
time, with everything required to complete the transaction.
Contract
Tailored Disbursements
Disbursements
can be scheduled specific to the individual contract. While most disbursements
are handled the day following the closing, disbursements simultaneous with
closing can be accommodated.
